LOD 200 to LOD 400 BIM Modeling

LOD stands for Level of Development. It defines how much geometric detail and data a BIM model contains at each project stage.

LOD 200

shows approximate geometry used during early design coordination. It gives the team enough to check spatial relationships and flag obvious conflicts.

LOD 300

adds accurate dimensions and system-specific geometry for trade coordination and construction planning. Most coordination workflows happen at this level.

LOD 350

adds interface and connection details between disciplines. This is where you see how structural steel connects to MEP hangers, how ductwork routes around beams, and where penetrations sit.

LOD 400

is fabrication-level modeling. These models contain the detail needed for shop drawings, cut sheets, and field installation guides. Contractors and fabricators use LOD 400 to go straight from the model to the shop floor.

HSE determines the right LOD during scoping based on what the model will be used for. We do not over-model at LOD 400 when LOD 300 does the job, and we do not under-model at LOD 200 when your trades need coordination-level detail.

BIM Modeling Outsourcing Services

Not every firm has the internal modeling capacity to handle every project. When workloads spike or deadlines tighten, hiring full-time BIM staff is not always practical.

What does a BIM model include?

A BIM model includes 3D geometry, spatial relationships, material data, and dimensional information. Depending on the project scope and LOD, it can also include system-specific data like equipment specs, pipe sizes, duct dimensions, and coordination attributes. Some projects add time data (4D) and cost data (5D) to the model as well.

Can BIM be used for renovation projects?

Yes. HSE provides Scan to BIM services that take laser scan data or field measurements and convert them into a 3D model of existing conditions. This is commonly used for renovation, retrofit, and facility management projects where accurate as-built documentation is needed.

How long does BIM modeling take?

Is BIM replacing CAD in construction?

BIM has become the standard for most commercial and institutional construction projects, but it has not fully replaced CAD. BIM builds on traditional 2D workflows by adding 3D geometry, embedded data, and coordination capabilities that flat drawings cannot provide. Many firms still use AutoCAD alongside Revit for specific tasks like detail sheets and site plans.

What is the difference between 3D, 4D, and 5D BIM?
